This project involved a significant two-storey extension to the rear of a traditional stone-built property in Edinburgh. The house had previously been divided into two separate flats, and our brief was to extend both properties simultaneously to create modern, open-plan living spaces.

Solving a Complex Site Challenge

Building in a constrained city site often brings technical challenges, especially when the work affects two separate properties at once. We managed the design and construction to ensure both the ground floor and upper floor flats gained the space they needed while maintaining the structural integrity of the original stone building.

The internal layouts were completely reconfigured to move away from smaller, disconnected rooms. Both flats now benefit from a spacious open-plan kitchen, living, and dining area that makes much better use of the available footprint.

Modern Finishes and Garden Access

To distinguish the new additions while respecting the original building, we used a mix of traditional and contemporary materials:

• New Brick Stairwell: We created a dedicated outer stairwell in brick to provide secure, private access to the upper floor flat.

• Rendered Extension: The ground floor living area features a smooth, light-textured render that provides a clean contrast to the original stonework.

• Anthracite Sliding Doors: We installed large-format sliding patio doors in anthracite grey. These offer a modern look and provide the ground floor flat with a direct connection and view to the private rear garden.

• New Patio Area: To complete the outdoor transition, we laid a new stone patio, creating a practical area for seating and dining.
